VA Home Loans ยท Veteran Advantage
You Served. Now Let Us Serve You.
George White is a U.S. Air Force veteran, a licensed NC Broker, and a Residential Appraiser with over 25 years of experience โ including deep expertise in VA home loans. He doesn’t just understand the process. He’s lived it.
Why VA Loans?
Benefits You’ve Earned. Let’s Make Sure You Use Them.
๐ Zero Down Payment
Most conventional loans require 3โ20% down. With a VA loan, eligible veterans and service members can purchase a home with no down payment at all. That’s money that stays in your pocket.
๐ฐ No Private Mortgage Insurance
Conventional loans under 20% down require PMI โ an extra monthly cost that adds up fast. VA loans don’t require it, period. Lower monthly payments, more home for your money.
๐ Competitive Interest Rates
VA loans consistently offer some of the lowest interest rates available โ because the federal government backs them. That means lenders take on less risk and pass the savings to you.
Why George White Realty?
A Veteran Who Knows the Process Inside and Out.
Most real estate agents know VA loans exist. George White knows them at a level most agents never will.
As a U.S. Air Force veteran himself, George understands what it means to navigate a system that doesn’t always come with clear instructions. He’s been there. And as a Licensed Residential Appraiser with over 25 years of experience, he understands VA appraisal requirements โ which are stricter than conventional loans and can trip up agents who don’t know what to look for.
When you work with George, you’re working with someone who will fight for you, guide you, and make sure you get every benefit you’ve earned.
Because you served. And that matters here.
Do I Qualify?
Who Is Eligible for a VA Home Loan?

- Active duty service members (after 90 continuous days of service)
- Veterans who meet minimum service requirements National Guard and Reserve members (after 6 years of service, or 90 days under Title 32 orders)
- Surviving spouses of veterans who died in service or from a service-connected disability
Eligibility is determined by a Certificate of Eligibility (COE) โ and George can help you understand exactly where you stand before you take a single step.
Common Questions About VA Loans
Q: Can I use a VA loan more than once?
Yes! Your VA loan benefit is reusable as long as you’ve paid off the previous loan or meet certain conditions. George can walk you through your specific situation.
Q: Is there a VA loan limit?
For most eligible borrowers with full entitlement, there is no loan limit โ meaning you can borrow as much as a lender is willing to lend with no down payment required.
Q: What’s the VA funding fee?
Most VA loans include a one-time funding fee that helps keep the program running for future veterans. The amount varies based on your service type and down payment. Some veterans โ including those with service-connected disabilities โ are exempt entirely.
Q: How is a VA appraisal different?
VA appraisals are conducted by VA-approved appraisers and hold properties to strict Minimum Property Requirements (MPRs). This protects you as the buyer โ but it also means your agent needs to know what to expect. George does.
